HVAC for businesses that cannot afford to close
A residential AC failure is miserable. A commercial AC failure costs money by the hour. A dining room that hits 84 degrees empties out, a medical office may have to reschedule patients, a retail floor loses shoppers to the store down the road, and a tenant in a leased suite starts calling the property manager every twenty minutes. In Manatee and Sarasota counties, where the cooling season runs most of the year, keeping commercial equipment running is not a seasonal task. It is a year-round part of running the building.
Gulf Air Solutions works with owners, facility managers and property managers who want a contractor that shows up, explains what is going on in plain language and gives them the information they need to make a decision. We know you are often answering to someone else, whether that is an owner, a board, a corporate office or a tenant, so we document what we find and lay out your options so you can approve work with confidence.
Who we work with
Commercial HVAC is not one-size-fits-all. A restaurant kitchen, a dental office and a church sanctuary all load an air conditioner very differently.
Offices & professional suites
Steady comfort for staff and clients, with attention to thermostat placement, zoning complaints and after-hours setbacks.
Retail storefronts
Doors opening all day bring in heat and humidity. We size and tune equipment to keep the sales floor comfortable.
Restaurants
Kitchen heat, makeup air and grease-laden environments are hard on equipment. Regular cleaning and inspection keep the dining room cool.
Medical & dental offices
Patients notice temperature and air quality. We focus on reliable cooling, humidity control and filtration upgrades.
Churches & houses of worship
Large rooms that sit empty most of the week and then fill up fast need equipment and controls that can recover quickly.
Property management & multifamily
Tenant service calls, unit turnovers and multi-building portfolios handled with clear communication and documentation.
Warehouses & flex space
Office areas, showrooms and conditioned storage inside larger buildings, including spot cooling and ventilation needs.
Small commercial buildings
Strip centers, standalone offices and mixed-use buildings with a mix of split systems and packaged rooftop units.
Commercial HVAC services
From a single packaged unit on a small office to multiple rooftop units across a strip center, we handle the work that keeps your building running.
Commercial AC repair
Diagnosis of compressors, contactors, capacitors, fan motors, refrigerant issues and control problems, with a written explanation of what failed and why.
Learn moreRooftop units (RTUs)
Service, repair and maintenance on packaged rooftop units, including belts, economizers, condensate management and cabinet corrosion checks.
Preventative maintenance
Scheduled inspections, coil cleaning, filter changes and electrical checks that catch small problems before they become emergency calls.
Learn moreSystem replacement
When equipment reaches end of life, we help you plan a replacement on your timeline instead of during a failure in August.
Learn moreThermostats & controls
Programmable and smart thermostats, lockout covers and scheduling so the building is not cooled to 70 degrees all weekend.
Learn moreIndoor air quality
Upgraded filtration, humidity control and ventilation for offices, clinics and gathering spaces where air quality matters.
Learn moreMaintenance agreements
A recurring service schedule for one building or several, with priority scheduling through Gulf Comfort Club commercial options.
Learn moreDowntime, tenant comfort and budgeting
Most commercial HVAC decisions come down to three questions: How long will we be down? How will this affect the people in the building? What will it cost now versus later? We try to answer all three on every call.
When we find a problem, we tell you whether it can be fixed today, whether a part has to be ordered, and whether there is a temporary measure to keep the space usable in the meantime. When equipment is aging, we tell you what we are seeing so you can plan a replacement into next year's budget instead of absorbing it as an emergency expense.
- Service windows scheduled around your opening hours when possible
- Written findings you can forward to an owner or board
- Repair and replacement options laid out side by side
- Equipment notes kept on file for future visits

Common commercial HVAC problems on the Gulf Coast
Florida heat, humidity and salt air are tough on commercial equipment. These are the issues we see most often.
How a commercial service call works
A predictable process so you know what to expect before we arrive.
- 1
Tell us about the building
Call (941) 919-3792 or use the scheduling form. Let us know the type of business, the number of units if you know it, and any access requirements such as roof hatches or after-hours entry.
- 2
On-site diagnosis
We inspect the equipment, test electrical and refrigerant circuits and identify the actual cause of the problem rather than guessing.
- 3
Clear options
You get a plain-language explanation of what we found and your options, including repair, temporary measures and replacement where it makes sense.
- 4
Work done right
Once you approve the work, we complete it, test the system and walk you or your site contact through what was done.
- 5
Plan ahead
If you would like, we set up a recurring maintenance schedule so the next visit is planned instead of urgent.

Frequently Asked Questions
What types of commercial HVAC systems do you service?
We work on the systems most common in small and mid-size commercial buildings around Bradenton and Sarasota, including packaged rooftop units, commercial split systems, ductless systems and the thermostats and controls that run them. If you are not sure what you have, send us a photo of the equipment data plate and we can tell you more before we arrive.
Can you work around our business hours?
We understand that a service visit in the middle of a lunch rush or a full patient schedule is not ideal. When you schedule, let us know your hours and any times to avoid, and we will do our best to set a service window that keeps disruption to a minimum.
Do you work with property managers?
Yes. We work with property managers who need a responsive contractor for tenant service calls and unit turnovers. We provide written findings so you can share them with owners and tenants, and we can coordinate access directly with tenants when you authorize it.
How do I know whether to repair or replace a rooftop unit?
It depends on the unit's age, the condition of the major components, how often it has needed repairs and how well it is keeping up with the space. We lay out the cost of the repair against the remaining life of the equipment so you can make a decision that fits your budget. Our approach is to fix what can sensibly be fixed and only recommend replacement when it makes sense.
Do you offer commercial maintenance agreements?
Yes. Our Gulf Comfort Club program includes commercial options with scheduled preventative maintenance visits and priority scheduling. Visit our maintenance plans page for details.
What areas do you serve for commercial HVAC?
We serve businesses throughout Bradenton, Lakewood Ranch, Sarasota, Palmetto, Ellenton, Parrish and the surrounding Gulf Coast communities in Manatee and Sarasota counties.
Why does our building have water dripping from the ceiling?
In most cases a clogged condensate drain line or an overflowing drain pan on an air handler above the ceiling is to blame. Florida humidity produces a lot of condensate, and algae can block lines quickly. Turn the system off if water is actively leaking and call us so we can clear the line and check for related damage.
