The Part of Your AC System Nobody Sees
In most homes around Bradenton, Lakewood Ranch and Sarasota, the ductwork runs through the attic, and a Florida attic in August can easily climb well past 130 degrees. Every foot of duct up there carries cold air through that heat. When a joint pulls apart, a flex duct sags or gets stepped on, or tape fails after years of heat cycles, cooled air leaks into the attic and hot, humid attic air can get pulled into the system.
The result shows up in ways homeowners often blame on the air conditioner itself: rooms that never cool down, a system that runs and runs, higher power bills, extra dust, and humidity that will not go away. Plenty of "my AC is not keeping up" calls in July turn out to be duct problems.
This page covers the ductwork itself: inspection, repair, sealing, redesign and replacement. If you are looking for cleaning, see our air duct cleaning page instead. The two are different services, and we will tell you honestly which one your home actually needs.
Ductwork Problems We Find and Fix
These are the duct issues we run into most often in Manatee and Sarasota county homes.
Uneven Temperatures and Weak Airflow
If the bedroom over the garage is always warmer, or the far end of a ranch-style home never quite catches up, the ductwork is one of the first places to look. A room can be short on air because its supply run is too small, too long, crushed, or simply disconnected. It can also be because the room has no clear path back to the return, so air gets pushed in but cannot easily leave. Closed bedroom doors make that worse.
Closing vents in rooms you do not use is a common workaround, but it often backfires. It raises pressure in the duct system, which can increase leakage and strain the blower, without sending much extra air where you want it. The better fix is to measure airflow and correct the ductwork, add a return path or jumper duct, or rebalance the system with dampers.
Static Pressure and Return Air Problems
Static pressure is the resistance your blower works against to move air through the filter, coil and ducts. Think of it like blood pressure for your HVAC system. Too high, and the blower moves less air than it should, comfort suffers, the coil can freeze and parts wear faster. Every system has a rated maximum, and many older Florida homes run well above it.
The most common cause we see is the return side: a return grille too small for the system, a filter that is too restrictive for its slot, or a return plenum that is leaking and pulling in air from the attic, garage or wall cavities. Return leaks are especially bad news in Florida because they pull in hot, humid, dusty air, which loads the system with moisture and can carry insulation fibers into your living space.
We measure static pressure with a manometer, compare it to the equipment specs, and use those readings to pinpoint the restriction rather than guessing. It is a quick test that tells us a lot, and it is part of how we evaluate every system before recommending a new installation.
How Our Duct Service Works
We diagnose first, then fix what the readings and the attic actually show.
- 1
Talk through the symptoms
Which rooms are uncomfortable, when it happens, and how your bills and humidity have been behaving.
- 2
Measure and inspect
Static pressure, temperature at the registers, and a visual check of accessible ducts, connections, insulation and returns.
- 3
Explain what we found
Plain language, photos where they help, and clear options ranging from targeted repairs to sealing to partial or full replacement.
- 4
Repair or replace
Reconnect and seal joints with mastic or approved tape, replace damaged runs, add support, resize or add returns as needed.
- 5
Verify the result
Re-test airflow and static pressure so you can see the improvement, not just hear about it.
Repair, Seal or Replace Your Ductwork?
Not every duct problem calls for a full replacement. Here is how we think about it.
| Repair & Seal | Replace | |
|---|---|---|
| Condition | Ducts are mostly sound with specific leaks or damaged sections | Widespread deterioration, brittle flex, failed insulation |
| Design | Layout and sizing are reasonable | Undersized trunks, missing returns or poor layout |
| Contamination | Little or none | Water damage, mold in insulation or rodent nesting |
| Timing | Any time | Often makes sense alongside a new AC or heat pump |

Frequently Asked Questions
How do I know if my ducts are leaking?
Common signs include rooms that will not cool, high bills, a system that runs constantly, extra dust, and higher indoor humidity. An inspection and static pressure test can confirm it.
Is duct sealing the same as duct cleaning?
No. Sealing fixes leaks so air goes where it should. Cleaning removes debris from inside the ducts. Many homes benefit from sealing but do not need cleaning. See air duct cleaning for when that makes sense.
Should I close vents in rooms I do not use?
Usually not. Closing vents raises pressure in the duct system, which can increase leakage and strain the blower without sending much more air elsewhere.
Why is one room always hotter than the rest?
It may have a crushed, undersized or disconnected supply duct, no good return path, or simply more sun and less insulation. Measuring airflow at that room helps pinpoint the cause.
How long does flex duct last in a Florida attic?
It depends on the material, installation and how much heat and physical damage it sees. Extreme attic heat, rodents and foot traffic all shorten its life. We look at the actual condition rather than going by age alone.
What is static pressure?
It is the resistance the blower works against to move air through the filter, coil and ducts. High static pressure reduces airflow and comfort and can shorten equipment life. We test it with a manometer.
Do you replace ductwork when installing a new AC?
Only when it is needed. We evaluate the existing ducts during every installation estimate and tell you whether they can be reused, repaired or should be replaced.
