An Honest Take on Air Duct Cleaning
Air duct cleaning is one of the most oversold services in home comfort. You have probably seen the low-price mailers and the before-and-after photos. Some of those companies do good work. Others use a cheap "whole-house special" to get in the door and then push expensive add-ons. We would rather earn your trust by being upfront.
Here is the truth: ducts that look a little dusty are normal, and a light coating of dust does not by itself mean your air is unhealthy or that you need cleaning. The U.S. Environmental Protection Agency’s guidance on duct cleaning suggests considering it when there is substantial visible mold growth, when ducts are infested with vermin such as rodents or insects, or when they are clogged with excessive dust and debris or are releasing particles into the home. The EPA also notes that duct cleaning has not been shown to prevent health problems on its own.
So we start with an inspection. If your ducts need cleaning, we will show you why. If they do not, we will tell you that, and point you toward what will actually help, whether that is better filtration, sealing leaky ducts, or getting humidity under control.
When Duct Cleaning Makes Sense
These are the situations where cleaning is usually worth considering:
- Visible mold growth inside ducts or on components, after the moisture source has been fixed
- Evidence of rodents, roaches or other pests nesting in the duct system
- Heavy debris after a remodel, drywall work, flooring sanding or new construction
- Ducts clogged with dust or pet hair that visibly blows out of the supply registers
- Moving into a home with an unknown maintenance history and clear contamination
- Persistent odors traced to the duct system rather than the coil or drain pan
When It Probably Won’t Help
Duct cleaning is not a fix for humidity, uneven temperatures, high power bills or a musty smell coming from a clogged drain pan. If dust keeps coming back fast, the cause is often a leaky return duct pulling in attic dust, a filter that does not seal in its slot, or a low-efficiency filter. Cleaning the ducts in that situation is like mopping while the faucet is still running.
Mold is a special case. Cleaning mold out of ducts without fixing the moisture that caused it, usually condensation from sweating ducts, a dirty coil, or humid air leaking in, will only buy time before it returns. We look for the source first. In some cases, especially with fiberglass-lined duct board or damaged flex duct, replacing the affected section is a better answer than cleaning it.
What Ends Up in Gulf Coast Ductwork
Every home is different, but these are the most common sources of real contamination we see locally.
Our Duct Cleaning Process
A proper cleaning addresses the whole air path, not just the vent covers.
- 1
Inspect and document
We look inside supplies, returns and the air handler to confirm what is there and whether cleaning is the right answer.
- 2
Protect your home
Floors and furnishings near work areas are covered, and the system is shut down during cleaning.
- 3
Clean under negative pressure
Ducts are agitated with brushes or air tools while a collection system pulls the loosened debris out, so it does not end up in your living space.
- 4
Address the air handler
Return plenum, blower and accessible coil surfaces are checked and cleaned as needed, since a clean duct feeding a dirty blower solves little.
- 5
Fix what caused it
We recommend any sealing, filter upgrades or repairs that will keep the ducts from getting dirty again.
A Note on Chemical Treatments
Some companies spray sanitizers or sealants inside ducts as an upsell. We do not recommend chemical treatments as a routine add-on. If one is ever appropriate for a specific situation, we will explain what it is, why we suggest it, and what the product label says it is approved for, and the choice is yours.

Frequently Asked Questions
How often should air ducts be cleaned?
There is no fixed schedule that fits every home. Cleaning makes sense when there is visible mold, vermin, or excessive dust and debris, or after major renovation. Many homes go many years without needing it.
Does air duct cleaning improve air quality?
It can remove real contamination like renovation dust, pest debris and heavy pet hair. The EPA notes that duct cleaning has not been shown to prevent health problems on its own, so we focus on cleaning when there is a clear reason.
Will duct cleaning lower my power bill?
Cleaning the ducts alone rarely changes bills much. Cleaning a dirty blower wheel and coil, and sealing leaky ducts, usually has a bigger effect on efficiency.
Why does dust come back so fast after I clean?
Common causes are leaky return ducts pulling in attic dust, a filter that does not seal in its slot, or a low-efficiency filter. Cleaning the ducts will not fix those, but duct sealing and better filtration can.
Should I clean my ducts after a remodel?
Often, yes, especially if the system ran during drywall work or floor sanding. Construction dust is fine and builds up on the coil and blower as well as in the ducts.
Can you clean mold out of my ducts?
We first find and fix the moisture source. Depending on the duct material and extent, cleaning or replacing the affected section may be the right call. Cleaning without fixing the moisture usually means the problem returns.
How long does duct cleaning take?
It depends on the size of the home, the number of runs and how much debris is present. We will give you a realistic time frame after the inspection.
